Sun City Festival, (shortened to SCF), is the newest Del Webb active adult community located in the NW Valley in the city of Buckeye, Az. Sun City Festival is appropriately named, residents tell us, “every day seems like a festival.” The community is off the Sun Valley Parkway and is a close drive to Surprise and the I 10 freeway. Away from the city lights and concentration of traffic, SCF is an ideal place for stargazing.

Construction began in 2006 and more homes are being built daily. The community when finished will have 7200 single family homes. Homes range from 1600 sq/ft. to 3340 sq/ft., have 2 to 4 bedrooms, and 2 to 3 car garages. There are 4 elevations to choose from, Spanish, European, Ranch, or Tuscany. Two recreation centers are planned. The Sage Recreation Center and currently under construction is the Saguaro Recreation Center. The newest center will have an indoor walking track, ballroom, aerobics studio, dance floor, and pool. The Sage center has fitness, craft and meeting rooms, locker rooms, and is the current hub of SCF.

There is a softball stadium, sand volleyball, tennis, pickle ball, basketball, bocce, and outside pools. Hiking, walking, and biking is easy or as challenging as one may want with the White Tank Mountains almost in the backyard.

SCF has an outdoor amphitheater, a pet park, and lifelong learning through Arizona University. Copper Canyon Golf Club is managed by Troon Golf and is a beautiful course for all skill levels. There is a restaurant and bar with plentiful outdoor seating.

SCF is about quality retirement with quality homes at affordable prices. The priority is focused on health and wellness and the mountain views are the perfect eye candy.

Currently, from Jan. 1 to Aug. 23, 2022, 157 homes sold at $274.57 a square foot. The average priced home sold was $510,605. The highest priced home sold was $800,000 at $365.66 a square foot. The average days on market has been 36 days.

In 2021 from Jan. 1 to Dec. 31, 2021, 240 homes sold at $231.91 a square foot. The average priced home sold was $444,574. The highest priced home sold was $954,000 at $296.76 a square foot. The average days on market was 33 days.

Sun City Festival had 223 homes sold between Jan. 1 to Dec. 31, 2020 at $190.78 a square foot. The average priced home sold was $357,012. The highest priced home sold was $766,990 at $281.32 a square foot. The average days on the market was 52 days.

In 2019 Jan. 1 to Dec. 31, 212 homes sold. In the first 6 months of 2020 (Jan. 1 to July 15) with the corona virus 116 home have closed. The average price sold was $351,780 for $187.50 per square foot. The highest priced home sold was $646,900 for $247.16 per square foot. Average 50 days on the market.
